      Rental process

      • Apex One is a development of 204 high-specification apartments for rent. Residents benefit from a variety of thoughtfully curated indoor and outdoor resident spaces, including a gym, lounge, co-working spaces and a cinema room.

        In addition, a range of leisure and retail outlets are scheduled to launch on The Boulevard All of this on the doorstep of a beautiful 17-acre tree-lined park. 

      • Apex One is located in the heart of Nine Elms, a short walk from the American Embassy and Battersea Power Station. The site is directly next to the Nine Elms tube station, giving it exceptional transport connections into central London. Battersea and Vauxhall stations are also only short walks away.

      • Anyone over the age of 18 with the right to live in the UK is eligible to rent an apartment, provided they can pass credit checks and prove they meet an affordability check. Those who cannot pass the affordability check may still be allowed to rent if they have a suitable guarantor. We also partner with a guarantor alternative service who provide a suitable guarantee for an additional fee. 

      • Build-to-Rent (BTR) is a type of rental accommodation that is purpose-built and professionally managed specifically for renters. Unlike renting from an individual landlord, Build-to-Rent developments are owned and managed by a dedicated team whose focus is on providing a high-quality rental experience. Residents benefit from professionally maintained homes, on-site management, resident amenities and a long-term approach to customer service. 

      • While every landlord is different, many residents prefer Build-to-Rent because it offers a more professional and consistent rental experience. At Apex One, residents benefit from a dedicated on-site team, professional maintenance services, resident events, inclusive 1GB broadband, secure cycle storage and access to a range of resident spaces and leisure outlets. There is no risk of a private landlord deciding to sell the property, and our team is available to support residents throughout their tenancy. 

      • You can reserve your apartment at any time for a £300 reservation fee.  Once the apartment has been reserved, you will be able to start the referencing process, which typically takes up to 48 hours. Once this is complete, we can schedule your move-in, subject to availability.  

      • We can usually accommodate quick turnarounds, with the referencing process taking the majority of the time. This is often determined by how quickly you submit information, but usually takes around 48 hours. 

      • Following the Renters Rights Act, all tenancies in England and Wales are now periodic, which means they will last indefinitely or until you serve two-months’ notice to us.  

      • As per the Tenant Fees Act 2019, we do not charge any fees for the application process, and there are no hidden fees due during the tenancy. We do charge for replacement keys and fobs.

      • The tenant is responsible for paying electricity, and water charges directly to the utility companies. You are also responsible for council tax and must register with the council. You are also responsible for a TV licence if you require one. There is no charge for WiFi, this is provided as part of your rent. 

      • Most residents pay a traditional tenancy deposit equivalent to five weeks’ rent. We also offer a flatfair No Deposit solution, where you can pay a one-off fee equivalent to 28% of a month’s rent. Please speak to the leasing team for current options. 

      • Yes. If you do not meet our affordability requirements, we may be able to accept a UK-based guarantor who passes our referencing checks. We also work with specialist guarantor providers for applicants who do not have access to a suitable guarantor. 

      • Students may be considered subject to affordability and referencing requirements. In most cases, students will need to provide a suitable guarantor, or use an approved guarantor service. 

      • Our resident and maintenance teams are available to help with any issues that arise during your tenancy. Maintenance requests can be submitted through the Residents App or by contacting the team directly. Emergency issues are prioritised and responded to as quickly as possible. 

      • If you decide to leave, you simply need to provide the required notice under your tenancy agreement. The team will guide you through the move-out process and arrange a final inspection before the return of your deposit, subject to any agreed deductions

      Our apartments & offering

      • We currently offer only furnished options, subject to availability.

      • There is secure cycle storage available on site which is accessible only to residents and accessed by fob.

      • Yes. Every apartment comes with complimentary 1GB broadband included in the rent, allowing residents to move in and get connected immediately. 

      • Yes, and they will love the area! However, there are some restrictions on the type, size and breed and guidance on how to look after them in your apartment and the communal parts of the building. Please ask the team for further details. 

      • Yes, our maintenance team are on site regularly, and you can submit a maintenance request via the Apex One Team or through the Resident’s App. 

      • Apex One benefits from secure access control systems, fob-controlled communal areas, secure cycle storage and an on-site management team. Access to residential areas is restricted to residents and authorised visitors. 

      • All apartments and communal areas are non-smoking.  

      • Yes, you may have artwork and mirrors on the wall, provided you return the apartment in the same condition as when you moved in. This means patching and painting small holes. We can also help you with this if needed for a small fee. 

      • All doors (including your apartment door) are accessible by an electronic fob. You will receive these at move in, with the number depending on the number of bedrooms in your apartment. If you lose them, there will be a fee for replacement. We also offer the option to open the doors via the resident app on your mobile phone.

      Living at Apex One

      • The apartments all have an EPC rating of B, which means they are energy efficient. Electric, heating, and water bills will depend entirely on usage. More information on council tax banding will be available on the Wandsworth Council website. 

      • Rent will be due on the first day of each month by standing order. Your initial payment and deposit can be paid by bank transfer. 

      • Yes, we host regular events and social functions throughout the year, both internally and in partnership with other local organisations. The team will also help you to form groups with other residents through the Residents App. 

      • Residents at Apex One enjoy a range of premium amenity spaces designed to complement modern city living. There’s a fully equipped gym with free weights, a cinema room where you can connect your favourite streaming services or plug in a games console, and a comfortable residents’ lounge for relaxing, reading or socialising.

        Dedicated co-working spaces provide somewhere to focus away from your apartment, while the landscaped terrace is perfect for enjoying the sun or making use of the built-in BBQ with friends. There’s also a screening room for meetings, alongside a bookable private kitchen and dining space for entertaining.

        A growing range of leisure and retail outlets is also planned for The Boulevard. The development benefits from on-site management, secure cycle storage, covered parking and complimentary 1Gb broadband in every apartment.

      • The Apex One Residents App allows you to log maintenance requests, view your account, interact with other residents, receive building updates and book communal spaces.

      • Residents at Apex One enjoy living in Nine Elms, one of London’s most exciting and rapidly evolving neighbourhoods. Nearby, the iconic Battersea Power Station offers an extensive mix of restaurants, bars, shops, entertainment and cultural experiences, while New Covent Garden Market brings a unique food and flower heritage to the area.

        The neighbourhood also offers plenty of outdoor space, with the Thames riverside, Nine Elms Park and the 200-acre Battersea Park all within easy reach. Battersea Park For arts and culture, Tate Britain is just across the river, with the wider South Bank and central London easily accessible.

        With riverside walks, green spaces, independent cafés and restaurants alongside major new destinations, Nine Elms combines the convenience and energy of Zone 1 living with a growing local community.

      • Nine Elms station is a stones throw from the entrance to the building. Nine Elms and Battersea Power Station Underground stations provide direct Northern line connections into the West End and City, while nearby Vauxhall offers Victoria line and National Rail services.

      • Apex One is exceptionally well connected, with Nine Elms Underground station just a short walk away. The Northern line provides direct services to key central London destinations including Waterloo, Charing Cross and Tottenham Court Road, making the West End, City and wider London easily accessible.

        Vauxhall is also nearby, offering Victoria line and National Rail connections, while Battersea Power Station and the Thames riverside are within easy reach.

      • Yes. Apex One has been designed to support flexible working, with a range of spaces available for residents who work from home. In addition to the private space within each apartment, residents have access to dedicated co-working areas and communal lounges, providing comfortable environments for focused work, meetings or a change of scenery throughout the day.

        The development also benefits from excellent transport connections to the City and Central London, making it easy to balance home working with commuting when required.
